Construction is underway on Bahia Vista II, a 16-unit townhome project in southwestern Chula Vista.

The project, located at 810 Ada Street, is being developed by Pathfinder Partners and Lanshire Housing Partners, both of which are headquartered in San Diego.

Pathfinder purchased the 30,500-square-foot parcel in 2015 while the companies were building the nearby Bahia Vista I, a 21-unit townhome project that was completed and sold out last year.

With pricing starting in the mid-$400,000s, the new project will feature three- and four-bedroom townhomes ranging from 1,638 to 1,788 square feet.

“We’re providing affordable high-quality housing, and in San Diego, that’s few and far between,” said Matt Quinn, vice president of Pathfinder, which specializes in investing in distressed real estate assets and value-add properties.

“We think there is significant demand, and, in areas like Chula Vista, it’s the right type of product to build.”

Rodriguez Associates Architects & Planners, Inc., designed the original plan for Bahia Vista II, and Tucker Sadler Architects, Inc. performed subsequent design changes to better reflect market feedback related to Bahia Vista I.

The townhomes express Spanish-inspired exteriors, with the interior spaces designed with open-floorplan living spaces, high ceilings and – in the three-bedroom units – dual master suites.

The project will also feature a gated common area and a small park with a tot lot and seating areas.

Lanshire Development is the general contractor on the project, with principal partner Michael Kootchick handling project-management duties.

Along with first-time buyers and move-up buyers, the target market for the project includes active duty and retired military personnel.

“Bahia Vista I had a fairly significant buyer pool of veterans… and the price point seems to attract younger military families,” Quinn said. “We saw that with the first phase, and we’re expecting the same type of thing in the second phase.”

Quinn also touted the community’s convenient location, with quick access to Interstate 5 and the trolley, as well as shopping, dining and entertainment venues.

“If you’re commuting south, we’re right on [I-5]; if you’re commuting downtown, we’re five minutes away,” he said. “It checks a lot of boxes from a locational standpoint, and I think a lot of buyers feel the tailwinds and read about all the positive things that are happening in the area.”

The developers will host a public groundbreaking ceremony for the project on July 13. Priority interest-list registrations are currently being accepted through the Bahia Vista II website.

“We’re trying to balance having affordable price points and delivering quality product,” Quinn said. “It’s the right thing to do for the community, and it’s also the right thing to do for our investors.”
